Focus your search in your local area. You and your property will be represented by the agent you choose. So it is important that the person is familiar with the area you’re selling in and knows the other properties that have sold in the area recently. Other properties in the area could be competition, and it pays to know who you are up against. An agent who knows the local area pretty well will be able to evaluate your property relative to similar properties.
Attending open houses and seeing your agent in action is one of the best ways to get to know the names on your shortlist.
The open houses you attend do not necessarily have to be for properties that are similar to yours. Show up in a few to see how your agent presents the homes and interact with potential buyers. Take note of these things when observing your agent:
- Their style of communicating and interacting with potential buyers. Is the way they communicate with buyers one that you are comfortable with?
- The way they behave at the open house. Do they welcome each guest at the door? Are they very good in identifying the features of the house? Were they competent in answering queries about the house?
- Did they make a follow-up with you after the open house inspection to see if you have further questions about the property? Is it important to you that the agent makes a follow-up?
- Were they punctual?
- Do you approve of the marketing/advertising the agent has done for the listed properties?
Being at Ease
Do you feel at ease with the agent? Honesty is important during the selling process, and you need to be comfortable with the agent in order to communicate openly and honestly with him or her.
Look at the Track Record
Check out the properties that the agent has sold recently. Unearth hard facts, sales prices, the time it took for the properties to sell, etc.
The agent should have ready and comprehensive knowledge about the important facts and information of the market in your area and nearby areas. They should know about the situation on schools, public transport, demographics and other information that buyers are looking for.
